Discovery Square is a mixed-use community located in Erie, Pennsylvania, covering an area of over 12 acres. The development is a collaborative effort between Erie Insurance, Gannon University, and the Erie Downtown Development Corporation. It is situated in the heart of downtown Erie, and it comprises of three buildings, including two newly constructed ones and one historic building that was renovated.

The first building is a 10-story Erie Insurance headquarters, which has over 346,000 square feet of space. It is the tallest building in downtown Erie and features state-of-the-art technology and energy-efficient systems. The second building is a six-story, 135,000 square feet mixed-use commercial and residential building. The third building is the historic Rothrock Building, which has been renovated and now serves as a hub for entrepreneurial activity.

Discovery Square features modern amenities such as a fitness center, conference rooms, and a rooftop garden, which provides a panoramic view of the city. The development also includes street-level retail spaces, restaurants, and apartments. Discovery Square is a significant contributor to the revitalization of downtown Erie, providing jobs, housing, and retail services. It is a vibrant, urban community that offers a unique blend of modern and historic architecture.
